Most sustainability efforts save energy, boost bottom line

More than ever, real estate professionals are seeing the benefits of going gree. With the market going from boom to bust, builders, landlords and agents writing the next chapter in South Florida’s real estate history now using words like sustainability, enery savings, water conservation and LEED.
When Architect Sebastian Eilert, a Leadership in Energy and Environmental Design- or LEED – accredited professional, arrived in the US from his native Germany he was amazed, and not in a good way, about how things were built here, he told attendees at a forum about sustainability and green building held by the Realtors Commercial Alliance of Greater Miami and the Beaches this month.
Mr. Eilert, whose home country is taking big steps in sustainable building, began researching greener, more efficient and cost-effective ways of building, which now he incorporates into his projects. With some sustainable features, benefits are visible right way, he says. For example, having efficient air conditioning and chilling and the right lighting system can noticeably save energy, he said,
Another compenent is water preservation. “Water preservation is one of those things have the benefit of showing up in the utility bill,” said Mr. Eilert, owner of Sebastian Eilert Architecture in Miami. He says retrofitting a building can be a viable option because people are more concerned with energy and cost efficiency than in the past. Plus, he says, small, relitively inexpensive changes can make a big difference.
Tony Cho, the forum’s moderator, told attendees he promotes sustainability in his business by education building owners and managers as well as tenants. Mr. Cho, owner of Metro 1 Properties in Miami, houses a green building resource center in his commercial realty firm. He’s now opening a residential division in his firm, where he plans to offer residential clients energy efficiency audits to help them cut energy bills. ‘”For me, it’s important to promote how important it is for people to be sustainable.”

The M1 Sustainable Homes™ Division started off strong with the sale of a three bedroom, three bath condominium unit at the luxurious Continuum building located south of Fifth Street in Miami Beach. The condo traded for 3.15M and closed quickly to an all-cash buyer. Metro 1 Properties will be assisting the new buyer in updating the residence with sustainable flooring, efficient lighting, fixtures and appliances, low VOC paints and other environmentally conscious upgrades. By utilizing the firm’s in-house Green Building Resource Center, the buyer was able to select from a wide variety of sustainable samples and start the updates quickly.
